Launch buzz
A new project needs attention fast — films, reels and creator content that make people talk about it in the first 30 days.
Buyer's guide · Updated September 2026
Mumbai has hundreds of agencies that say they do real estate. Very few are built for it. This guide covers the questions worth asking, the red flags worth walking away from, and how to match the agency to what your launch actually needs.
Step one
"Marketing" means four different jobs in real estate. Most agencies are strong at one or two. Decide which matters most for this project before you shortlist anyone.
A new project needs attention fast — films, reels and creator content that make people talk about it in the first 30 days.
An ongoing project needs a predictable flow of qualified leads, usually driven by paid ads and a tight follow-up process.
Premium and luxury developers need content that justifies the price per square foot — craft matters more than volume here.
Brokers and CPs need a regular supply of shareable creatives they can push to their own buyer networks.
Step two
A specialist already understands buyer psychology, micro-markets and possession timelines. A generalist learns them on your project.
In-house shooters know your brand and move fast. Outsourced production adds a layer between you and the person holding the camera.
Ask for work in your segment and micro-market. A Worli luxury tower and a Panvel township need very different content.
The answer should be site visits and qualified enquiries. If it's only views and followers, keep looking.
Senior people often pitch and then disappear. Meet the person you'll actually work with.
Ask whether they have real relationships with property creators, or buy from generic lists. The difference shows up in who the audience actually is.
Promotional material for registered projects must carry the correct registration details. An experienced agency builds this in without being reminded.
Walk away if you see these
No honest agency can promise a fixed number of leads or bookings before seeing your project, pricing and location.
If the portfolio is mostly stock clips and renders, ask who will film your actual site.
The same content plan for every client means nobody has thought about your buyer.
Reports full of impressions and likes, with no enquiry or site-visit data, hide whether anything is working.
A confident agency will agree to a defined first phase before a long commitment.
If they can't tell Thane West from Ghodbunder Road buyers, they can't write for either.
Know the landscape
Best for steady lead volume through Google and Meta ads. Usually lighter on original content and on-ground shoots.
Best for films, reels and brand perception. Check whether they can also run distribution, or only produce.
Best for launch reach and credibility. Many work across fashion, food and finance, so ask how much property work they have done.
One partner across content, social, influencers and ads. Convenient, but confirm which parts are done in-house.
Budgeting
Most Mumbai agencies price real estate work as a monthly retainer or a per-launch fee. Four things move that number the most:
On-site filming, drone and crew time is usually the largest production cost.
The number of reels, films, carousels and posts committed each month.
Nano, micro and macro creators price very differently; the mix shapes the budget.
Running paid ads adds a management fee. Ad spend itself is billed separately.
Full disclosure
We're a real estate marketing agency ourselves, so here's an honest read on when we're the right call.
Launches that need cinematic property films and reels, influencer-led campaigns, and ongoing social media for developers and brokers across Mumbai, Pune, Delhi NCR, Bengaluru, Hyderabad, Goa and Dubai. Our founder's own real estate channel has 145K+ followers, and we were the Official Influencer Marketing Partner for the Navi Mumbai Mid-Day Hot Property Exhibition.
If your main need is a large-scale paid-media buying operation or property-portal listing management, a performance-first agency will serve you better.

Questions
It plans and produces the marketing that sells a project: launch strategy, property films and reels, social media, influencer campaigns, paid ads and lead handling. Some agencies cover all of it; many specialise in one or two of these.
Most work on a monthly retainer or a per-launch project fee. The price is driven by shoot days, the number of deliverables each month, the tier of any influencers involved, and whether media spend is managed. Ad spend is almost always billed separately from the agency fee.
If real estate is your core business, a specialist usually ramps up faster. They already know buyer psychology, micro-markets and MahaRERA requirements, so you spend less time briefing and correcting.
Content and influencer work can drive enquiries within the first few weeks of a launch. Organic brand building and search visibility typically take three to six months to compound.
Site-visit bookings, qualified enquiries and cost per enquiry — not just views, likes and followers. Ask to see a sample report before you sign.
